What Does A Real Estate Agent Do For Me?

What Does A Real Estate Agent Do For Me?

Real estate agents do a great deal of work that most people don’t see. The jobs that they do to either help clients buy real estate or sell it are completely different. They significantly increase the chances of success in either buying or selling real estate. When you hire a real estate agent, here’s what they’ll do for you:

They Do All The Marketing

When real estate agents do marketing work, it’s because they’re selling your property. They create listings and put them where potential buyers will see them. Part of the listing creation process means taking professional photos, writing out each of the listing descriptions, posting the property listing on various platforms, making flyers, and reaching out to the local press. It’s a full-time job in itself.

A typical real estate agent’s marketing plan looks like:

  • Coming up with objectives and goals for their client and property’s success.

  • Figuring out an audience to target. (Yes, real estate requires a target audience too). This audience could be targeted through geographic areas, age groups, cultural groups, lifestyle, and more.

  • Figuring out what makes this client and real estate unique, and why people will want to buy it.

  • Figure out the best platforms for listings: the press, brochures/flyers, online listings, etc.

  • Preparing a budget.

  • Measuring results.

They Make Sure They Are Always A Useful Resource

A real estate agent will work to make sure that they are the most knowledgeable they can be when it comes to the real estate marketplace. Part of their role is to ensure they can be as much of a resource to clients as possible. Some real estate agents take continuing education classes, while others are constantly researching market trends for local areas, viewing available properties and checking them frequently, and attending meetings at their local board office. This is all done so that when they meet with you, the client, they are able to show you the most appropriate listings for you, or give you the most relevant information regarding selling your home.

They Do All The Dirty Work

Real estate agents have specific duties depending on what the client needs.

If they’re selling a home, they market and advertise the property (as discussed above), set up vendors for necessary repairs, stage the home and take professional photos of the home, schedule and coordinate different showings, create paper documents with information about the home (brochures, pamphlets, flyers, etc.), negotiate offers on the client’s behalf, and schedule and coordinate inspections and appraisals.

If they’re helping you buy a home, a real estate agent can help you find the right mortgage lender, research and email properties that meet your needs, show your property, negotiate contracts on your behalf, and attend home inspections and appraisals.

Real estate agents do a great deal of work that significantly impacts the client’s chances of getting the home of their dreams, or being able to sell their home at the ideal price. Going at it alone can be confusing and overwhelming. Leave all of the work and potential confusion to the experts, and hire a real estate agent.
